Do you need a Building Notice or Full Plans Application?
Building regulation drawings, also called building control drawings, are the full technical drawing pack and written specification that proves how your project is built safely and legally, and the set your builder prices and builds from.
Building regulations set the minimum standards for how a building is constructed. The package we prepare does three jobs at once: it satisfies building control, lets builders quote like-for-like, and gives the trades a clear set to work from on site.

Building Regulations Approvals can never be guaranteed. The decision rests with your local authority. If a scheme is refused or needs significant redesign, further work may be chargeable, which will always be agreed with you in writing first.
Is a building control drawing the same as a building regulations drawing?
Yes. “Building control drawings” and “building regulations drawings” are two names for the same technical pack: the drawings and specification used to get building control approval and to build from. Some people also call them building control plans or building regs drawings.
Do I need building regulation drawings?
Most structural work, extensions, conversions, removing walls, forming new openings, needs building regulations approval, even where planning permission is not required. We check your project and confirm.
Are building control fees included?
Building control application and inspection fees are not included in our professional fee and are payable separately to your chosen building control body. We will explain the likely fees and payment arrangements before your application is submitted.
How long does the pack take?
We typically prepare the package from three weeks, depending on the project.
