Our pricing structure is aligned with 2026 rates for UK architectural practices and is tailored to the complexity, risk profile, and scope of each project.

Design & Technical Advisory (Associate Level) - £150 - £225 per hour

Services are provided strictly in accordance with an agreed written contract, typically based on industry-standard architectural appointments or bespoke terms issued by Sphion.

The scope of services is limited to those expressly defined within the appointment. Any additional services, variations, or scope extensions will be agreed in writing and may incur additional fees.

Statutory fees, third-party consultant costs (e.g. structural engineers, planning fees), surveys, reports, and disbursements are not included unless explicitly stated.

No construction work, warranties, cost certainty, or contractor performance is implied unless expressly stated within the appointment.

Design services do not constitute a guarantee of planning approval or regulatory consent.

Liability is limited in accordance with the agreed professional appointment and applicable legislation.

Building Surveying Fees
​Sphion provides a range of professional building surveying services in accordance with recognised industry standards, including RPSA-aligned residential surveys and bespoke commercial inspections.
All fees below are indicative only and are subject to confirmation following review of the property type, size, location, access arrangements, and scope of inspection.
Survey Type - Indicative Fee (excl. VAT) - Description
Condition Survey (Level 1 Equivalent) - £450 – £650+- A visual, non-intrusive inspection identifying significant defects, condition issues, and urgent maintenance matters. Suitable for modern or conventional dwellings in reasonable condition.

Home Condition Survey (Level 2 Equivalent) - £650 – £950++ - A more detailed inspection including condition ratings, commentary on defects, advice on repairs, and maintenance considerations. Suitable for most residential purchases.

Building Survey (Level 3 / Full Survey) - £950 – £1,750+ - A comprehensive inspection of the building fabric, structure, services (visually inspected), defects, causes, and remedial recommendations. Recommended for older, altered, or non-traditional properties.

Fees may increase for larger dwellings, listed buildings, complex construction, or restricted access.

Site inspection fees are non-refundable where an appointment is cancelled without the minimum notice period specified at the time of booking.

For new-build and certain complex projects, professional fees may be calculated as a percentage of the construction cost. Any such percentage will be confirmed in writing within a formal fee proposal.

Where build costs are referenced, these are assumed estimates only and may change once the full scope, specification, and procurement route are defined.
